General guidelines to qualify for Step 2 Rental: 
Eviction within 3 years or Bankruptcy ch 7 or 13 within 2 years may not be approved however may still be considered if rental history is good for last 3 years, if approved may require additional month or more of rent + move in fee prior to move in.
Foreclosure/short sale within the last 2 years may not be approved however may still be considered if rental history is good for last 3 years but may require additional month or more of rent + move in fee prior to move in. 

No rental history for last 3 years or staying with friend/family may not be approved, however may still be considered if putting down 6 months up front + move in fee to be approved
In the application review process landlords are contacted and application is reviewed along with background and any relevant information to determine your ability to pay rent each month and on time

General guidelines to qualify for Step 4 Purchase:

No bankruptcy Ch 7 in last 2 years, if Ch 13, making payments for at least 1 year 
No foreclosure or short sale in last 3 years 
No derogatory or late payments  in last 12 months
No repossessions or charge offs in the last 2 years
Credit score above 640, qualification may be possible below 640 but higher down payment may be required by lender
Employed in same line of work for 2 years or more if W2
If self employed, last 2 years of tax return filing as 1099 contractor required

Debt to income ratio including student loans below 43% - Don't know your DTI? Calculate here: www.mortgagecalculator.org/calcs/debt-ratio.php
Student loan debt will be calculated in debt to income ratio, high student loan debt may disqualify you from buying right now. 
Mortgage lender will review all above with credit score and debt to income ratio to determine if you can qualify now and how much you can qualify for. 
*Note: Qualifications are subject to change, lender will have most accurate and current information.
