What is the Path to Home Ownership Program and who are Certified Affordable Housing Providers?

Our Purpose 
Currently over 100 MILLION families and individuals in America do not own a home of their own. This is the lowest ownership rate in over 70 years. The reason is that 80% of Americans today cannot qualify for a traditional bank loan. This fact presents a real barrier to advancing the ideals of owning a slice of the American Dream.

Path To Home Ownership™ was designed to educate then connect individuals and families who are looking to someday own a home with experienced and qualified Certified Affordable Housing Providers™ (CAHPs) who want to do good by providing affordable housing to the public. If you’re looking to rent or rent to own but one day dream to own your own home, look no further. Welcome to your personal Path to Home Ownership™.

What is Affordable Housing? 
Many perceive that 'Affordable Housing' is about providing low cost or low quality housing for the poor. This is simply not true.

Affordable housing payments’ might be a better description of how the Path to Home Ownership™ program works. We provide housing with monthly payment of equal to or less than one-third of a family's combined monthly gross income. Therefore ‘Affordable Housing’ is not just a description of the housing that qualifies, but also a description of what a person or family can afford.

We only offer a person or family housing they can sustain based on their current income. Our Certified Affordable Housing Providers™ (CAHP's) are trained to look at your income and other financial obligations to determine what monthly price range and price point you can qualify for. We then work with you to help you find the perfect home for your family, one you can eventually own, inside of your budget.

What types of Affordable Housing programs does PTHO offer? 

Are you wondering where to find rent to own homes? Do you want to get into your own home in less time? CAHPs participating in the PTHO program offer Rent, Rent To Own (Lease with Option to Buy), Owner Financing (Agreement For Deed), and Cash Sale (New Bank Loan) options. Even a renter is given a plan to follow so that eventually owning a home is possible. You are placed in our membership program starting at the level you can afford now based on your initial investment. Then you are given options and opportunities to boost to the next membership level until you can eventually buy the home.

About our Rent To Own program
If you're like most people, you dream about buying a nice home in a nice neighborhood. Well, here's your chance to make your dream come true! If you can afford a reasonable down payment and monthly payments, you could easily qualify for one of our exciting home purchase programs!
  • With as little as 3.5% - 5% down as an Option To Buy Fee you can qualify for our "Homeowner in Training" Lease To Own Program giving you time to improve your credit and build up your necessary down payment. Some acceptable sources to help you come up with the amount are gifts from blood relatives or tax refund checks. 
  • 100% of your option fee can be credited toward the purchase price of the home, it can often be used as your down payment on the home.
  • Our program is for you if you want to secure a home, live in it now and explore all options in how, when and what type of financing you'd like to get to buy the home
  • With our program you can move into the property now, sometimes even before you complete the tedious loan application and go through loan processing delays
  • You have exclusive purchasing rights, nobody else can buy the property during the lease option period
  • Once your credit has improved over 1-6 months* (depending on home and available options per home) and you have accumulated enough down payment, you can qualify for a traditional low rate bank loan - often cutting your rent payment in half! Our Rent to Own program helps you qualify for the needs of your family you may not have known existed on your Path to Home Ownership. 
  • This program is perfect for those with some credit issues or those who haven't saved enough down payment or just want to "test-out" the neighborhood, the schools or the house.
  • After you purchase the property, you can increase your take home pay. You get to deduct interest payments and property taxes from your income taxes. This lowers your income taxes and allows you to increase your deductions.
We are not bankers, or any other financial institution. Therefore, this program is limited by state law. Our purchase and closing transactions are completed with certified Real Estate attorneys.

Frequently asked questions
How is lease or rent to own different from renting?
When you rent to own, your option fee (similar to a deposit) will go toward your down payment at the end of your agreed period if you decide to purchase the home. Also, a portion of your rent will be credited back to you at the time of the purchase. If instead you choose not to purchase the home at the end of the period, you will not be credited back any money.

What are the benefits of lease or rent to own?
  • You can get into a home now, even if you can't currently qualify for a mortgage. You can have the priority of purchasing your dream home before any other party while building or fixing and financial dilemmas that could potentially hold you back from purchasing it
  • You can improve your credit and build up a down payment, while living in your home
  • You can learn the responsibilities of taking care of a home
  • Your money won't go to waste because a portion of your down payment and monthly rent will be credited to the purchase at the end of the period
  • The rent-to-own agreement freezes the price of the property so it will not rise or fall during the lease period which could potentially help with equity gains
What is an option fee?
An option fee is not the same as a security deposit. The option fee is paid at the beginning of the lease period and is what allows the renter to have an exclusive right at the end of the period to decide whether or not they want to purchase the property.

What do I need to qualify to rent to own? 
We are not extremely interested in your past credit status. Your ability to make reasonable monthly payments, commitment to repairing your credit and your desire to be a homeowner now is what is really important to us. Path Home GA specializes in providing affordable housing for the estimated 80% of people who cannot get a traditional bank loan.

We understand that there are good people with good job history and references who are paying rent because they cannot get qualified for a bank loan. We look for people who have been on their jobs for at least 2 years or more and have a down payment saved up for their very own home! Minimum credit scores may also be required, please see details on home listing. Our mission is to provide affordable housing through special financing to empower individuals and families to enjoy the American dream of home ownership.

How does your Lease with an Option to Purchase Program Work? 
We can lease you the home with the exclusive right to purchase it at a later date. Our buyers love it because it gives them the time they need to save up for a larger down payment, time to clean up past credit problems, time to sell another home, and also time to try out the neighborhood before buying. 
100% of your option fee/down payment can be credited toward the purchase price of the home.
(Note: If you do not purchase the home the lease option fee is non-refundable.


How to Start?
1. Apply after scheduling a showing. Fax or email. It takes 5-7 business days for us to review once we are able to verify your income, employment and complete your credit analysis. Please keep in mind that time is of the essence so please submit required documents ASAP as our homes can go quickly. 
2. Start on credit restoration or next steps required to start building or repairing credit based on your credit analysis. Or start a loan application with a lender as necessary, depending on the home options available. 
3. Down payment and/or reservation fees
4. Signing ceremony and move in!
It's that easy!
​This program allows you to get in the home ownership program with part of the required down payment, having time to pay off your down payment, while getting credits toward the purchase from your on time rental payments. (subject to approval)
